The property market has always been, and still is, a source of fascination and mystery to many of us. Neil and I have both been in the estate agency business for many, many years and we know that whatever social event we are at the question will be the same … ‘ so what is happening in the property market’. We try to answer this question as accurately as we can given the climate at the time but we can only really offer our perspective based on what is happening at GL & Co together with what we read in the industry journals, what we hear on the news and from conversations we have with our fellow agents and other property professionals.
It is an uncertain time with a new Government in place and a budget looming. However what is certain is the commitment and experience of the GL team. Our sales and lettings teams have a wealth of knowledge as well as the compassion and tenacity that is needed in gently guiding sales and lets to a successful conclusion.
We believe in a family ethos within our company whilst embracing innovative marketing strategies alongside more traditional tried and tested estate agency skills. We often form long lasting friendships with our clients and we are extremely proud of the fact that vendors, purchasers, landlords and tenants return to us many times over.

The world is braced for the results of the US election … the GL newsletter is not about politics but it goes without saying that we probably all have an opinion about the impact of the result, whether it be a win for the Democrats or the Republicans.
All this comes straight after a very newsworthy budget last week! It has to be said that there is so much going on in the wider world, economically and humanitarianly but at GL & Co we carry on through the chaos doing what we do best which is to provide our clients with the service they deserve.

According to Zoopla*, and our own figures and experience, there is proof that 2024 has kicked off with a flurry of buyers returning to market and a rebound in sales market activity.
*New sales are up 13% and there’s also been a 22% uplift in the flow of homes listed for sale. This indicates that people are feeling more confident in listing their home for sale again, boosting choice for buyers and keeping prices in check. This is proven here at GL & Co - we've registered the most amount of applicants since July 2023!. However, sellers will still need to be realistic on pricing and buyers remain price sensitive and focused on value for money.
If you’re selling your home, price realistically, especially if you’re serious about moving. Improved market conditions will help you get a sale - but don’t take that to mean you’ll get a result at a higher price. The BBC broadcast a new reality show called Crazy Rich Agents last Sunday - you'll find the series on BBC2 at 9pm. It is designed to focus on high-end estate agency in the UK, with the producers aiming to showcase a more American way of selling and buying properties – a high pressure, high energy and high risk way. But the first thing viewers of the series should bear in mind is that sales commission in the USA is about 6%. So, in addition to high pressure, energy and risk one should add high cost.
Another fundamental point that the producers of Crazy Rich Agents might have overlooked is that you cannot ‘pressure sell’ property in the UK. There is so much to read about the property industry at the moment, but we feel it is always best to find out what is going on in your local area, as this can differ from the national media stories. We have recently brought to market many wonderful properties to sell and rent, across Storrington, Pulborough and the surrounding villages in and around the wonderful South Downs National Park. This means we have a fantastic selection of homes currently available, and the desire to view them is increasing, especially for properties priced correctly! There is nothing quite like spring, with thawing winter frosts heralding the imminent arrival of summer and longer evenings. 2023 will allow you to drink all this in and enjoy these inspirational moments all the more. We were very sad to hear that Guy Leonard, the founder of GL & Co, passed away last week. Guy had been battling cancer for many years and for a long time we thought that he really was getting the better of it but sadly that was not the case.
Guy Leonard & Co began on 1 March 1992 in Gatley House in Storrington, with Cathy Moore, one of our Directors, starting on that very same day and Neil Moore our Managing Director, following suit a few months later. There doesn't seem to be much that is dampening home-buyers’ eagerness to move, for the moment at least!
The number of people contacting estate agents wanting to view properties is up 31% compared to the same period in the last ‘normal’ housing market of 2019, before the pandemic began (according to Rightmove).

During these times our Lettings team has been working hard, not just finding homes for people during the Coronavirus crisis, but sorting maintenance issues, conducting viewings within the guidelines and keeping on top of ever changing legislation and communicating that to our Landlords.
